The Space
Wavering Place traces back to 1768, when Joel Adams first settled this land, and the mansion standing today was rebuilt as a Greek Revival house not long after the original burned around 1850, complete with an imposing portico of Greek Doric columns. It was called Magnolia Plantation at first, for the tall magnolias surrounding it, until Colonel James Pickett Adams renamed it Wavering Place in 1869. Several antebellum outbuildings, including a brick kitchen dating to around 1790, still stand on the grounds today.
The property left the Adams family only briefly: Dr. Julian Calhoun Adams bought back the mansion and 225 acres in 1986 and restored both the interior and exterior, and his nephews Weston Adams III and Robert Adams VI took over in 2013, placing the land under a Congaree Land Trust easement the same year to protect it going forward. In 2017 they added the Green Tree House, a 2,000-square-foot pavilion that earned a preservation award for new construction in a historic setting.
Capacity & Layout
Wavering Place can seat or stand up to 400 guests across the property, a figure that makes it one of the larger venues a couple might consider, though the Green Tree House pavilion itself, where most of the reception activity happens, is sized for up to 170 guests within its 2,000 square feet. That pavilion includes two fireplaces, a prep kitchen, a service bar, and two restrooms, so the practical needs of a reception are handled inside one purpose-built room rather than spread across the grounds.
The historic Kitchen House doubles as a bridal suite for the day and as overnight bed-and-breakfast lodging, which lets a couple actually stay on the property the night of the wedding rather than driving off afterward. A one-hour rehearsal walk-through the day before is included, so the wedding party gets a chance to move through the ceremony and reception spaces in advance rather than working it out for the first time on the day itself.
Amenities
The Green Tree House pavilion can be fitted with clear tent sides for full enclosure, which gives a couple the option of an open-air feel on a good evening or a fully weatherproofed room if the forecast turns, without changing venues. Ample on-site parking is available, with a parking attendant provided as needed, and the grounds are accessible, with two accessible restrooms built into the pavilion itself alongside additional restrooms elsewhere on the property.
Because Wavering Place operates under a conservation easement through the Congaree Land Trust, the grounds themselves, woodland gardens and open lawns, are protected long term, which is part of why the setting still reads as a real working plantation landscape rather than a manicured event lot. The restored Kitchen House earned a Historic Columbia award for adaptive use, a sign that the preservation work here has been recognized formally, not just described in marketing copy.
Location & Getting There
The property sits in Eastover, South Carolina, and has been listed on the National Register of Historic Places since March 27, 1986, a designation that covers the mansion, its outbuildings, and the surrounding grounds. Arriving guests pass through woodland gardens and open lawn before reaching the pavilion, so the drive in itself sets the tone for a property built around its historic structures rather than a modern event hall.
Sound in the Green Tree House works differently depending on how it is set up: with the clear tent sides open, the pavilion behaves like an outdoor space and a DJ’s system needs to project into open air, but sealed up with the sides closed, the same room becomes an enclosed hall with two fireplaces and hard flooring that hold sound tighter, so a DJ can adjust speaker placement based on which configuration the couple chooses for their reception.
