The Space

This is a newly built oceanfront home, not a traditional hall, and the layout reflects that: a 4,500-square-foot open floor plan on the main level, with a 20-foot floor-to-ceiling glass door system that opens the living room, custom chef’s kitchen, and dining area to Atlantic views. The kitchen centers on a massive island, and the whole main floor reads as one continuous room rather than separate spaces.

A ground level adds a pool lounge with a fire pit and teak wood seating plus an outdoor bar, while the second floor holds bedrooms including a private master balcony. Three usable levels, plus an oceanfront deck off the main floor, give a wedding weekend several distinct settings without leaving the property: getting ready upstairs, cocktails on the ground level, dinner and dancing on the main floor.

Capacity & Layout

The house sleeps 35 overnight across 9 bedrooms and 9.5 bathrooms, and weddings booked through venue directories are capped at 75 guests. That gap matters for planning: this property works best as a wedding for a smaller guest list where the couple and much of the wedding party are staying on site, not a large reception drawing hundreds of day guests.

The oceanfront deck measures 45 feet wide, with 19 feet of it covered, giving outdoor space for both sun and shade during the day’s events. The second floor holds six additional bedrooms, including two master suites with king beds and jet tubs, private enough for the couple or immediate family to have real separation from the rest of the group staying over.

Amenities

An outdoor bar with its own sink sits alongside three grills connected directly to the property’s gas line, and the pool can be heated on request for $150 per day in the off-season with four days notice. Combined with the fire pit lounge, those amenities point toward a wedding weekend built around the house itself rather than an outside caterer’s setup.

The property is fully wheelchair accessible with an ADA elevator sized for wheelchairs of all types, and two of the nine bedrooms are wheelchair-friendly with walk-in showers and ADA doorways. Linens are provided, and practical extras, three refrigerators, two washers and dryers, an ice machine, and a 4K TV in every bedroom including an 85-inch screen in the living room, are built for a full house staying multiple nights.

Location & Getting There

Parking runs 9 to 13 cars depending on vehicle size, with overflow available by request, which a couple should plan around if the wedding party is larger than the house sleeps. Weddings and events require a $2,500 service charge along with event liability insurance, including Host Liquor Liability coverage, and check-in during June through August is fixed at 4pm.

The property is non-smoking and does not allow pets, both worth knowing before a couple books a rehearsal dinner or after-party here. With an open main floor that connects the kitchen, living room, and oceanfront deck as one continuous space, sound moves easily from room to room, so a DJ working here keeps levels moderate indoors and lets the deck’s open air handle the rest.
