The Space
Magnolia House is a Victorian estate built in 1868 by Confederate Colonel James Henry Rumbough for his wife Carrie and eight children. Originally known as the Rutland, the mansion is a Madison County landmark that has remained in only four families since 1868. Colonel Rumbough was a prominent businessman who owned the Mountain Park Hotel and operated a stagecoach service connecting Greeneville, Tennessee to Greenville, South Carolina. The property was managed as a bed and breakfast before being revived in 2021 as a destination wedding venue and event space. The main house, Magnolia Cottage (a renovated two-bedroom guest house formerly used as servants’ quarters), and the Garden House (a three-bedroom guest house with an outdoor hot tub) sit together on three acres of beautifully curated gardens with sweeping mountain views. A century-old red bridge marks the private gated driveway entrance, creating an immediate sense of arrival and exclusivity.
Outdoor ceremonies traditionally happen beneath a large walnut tree on the estate grounds. A covered pavilion serves as the gathering and dancing space, protected from weather while maintaining an open-air feeling. The side lawn accommodates dining tables, and the house’s parlor is available for winter ceremonies or indoor gatherings. The interior preserves Victorian grandeur with period details, while the property has the quiet, refined feel of a genuine private estate rather than a commercial event space.
Capacity & Layout
Magnolia House accommodates 80 guests for traditional seated wedding celebrations across the full estate, with standing capacity reaching 150 if you are planning a cocktail or reception-style gathering. The main estate sleeps 14 guests across seven bedrooms, Magnolia Cottage sleeps four, and the Garden House sleeps six, allowing up to 24 overnight guests to stay on-site. The covered pavilion and outdoor lawn areas mean ceremony, cocktails, and dancing can flow seamlessly across the property without guests leaving the grounds. The intimate scale keeps every element of your celebration within view and within walking distance.
Amenities
On-site lodging is a major amenity, with three separate buildings providing overnight accommodations so your wedding party and close family can stay throughout the weekend. The three-acre property includes manicured gardens, a pond with arched footbridge, multiple ceremony and gathering lawns, and mountain views. The house’s parlor works for winter ceremonies or small indoor gatherings, and the covered pavilion protects dancing and cocktails from rain or sun. The Garden House has an outdoor hot tub for guest relaxation. Commercial kitchen facilities that once supported a fine dining restaurant are present, making catering coordination straightforward. The property operates year-round, and the Victorian setting itself serves as dramatic backdrop for photography, eliminating the need for elaborate decorative rentals.
Location & Getting There
Hot Springs sits in Madison County in the mountains of western North Carolina, about 45 minutes from Asheville and its regional airport. The town is small and quiet, nestled in the Appalachian foothills with Pisgah National Forest nearby. Your guests’ drive from Asheville airport is scenic and puts them immediately in mountain and outdoor recreation country. The private gated driveway and red bridge create a sense of arrival at a genuine private estate, not a commercial venue. Downtown Hot Springs is walkable (2 to 5 minutes on foot) via the bridge if guests want to explore restaurants or shops, but the property itself feels peacefully removed.
The covered pavilion’s open-sided design with a solid roof creates a naturally good acoustic environment for a DJ, as the hard roof reflects sound down to the dance floor and back, but the open sides prevent harsh echoes. The surrounding mountain landscape and mature trees on the three-acre property absorb sound naturally, creating balanced acoustics without excess volume bounce-back that a fully enclosed structure might produce.
