The Space
Eleven acres of wooded and manicured grounds surround a house built in 1875, the oldest standing home bordering downtown Boone. The Lovill family lived here for a century, and in 1903 Captain E.F. Lovill drafted the state charter for Appalachian State University in the home’s law office, with his son typing the pages. The property became a bed and breakfast in 1993, keeping its historic frame while adding the porches and rooms a wedding weekend actually uses.
A historic barn from the late 1800s stands apart from the main house and has been recently renovated for events, its two-story interior looking out over a waterfall on the grounds. In 2021 the Inn was fully renovated with a 25 kilowatt solar carport and Tesla battery storage that let the property run off-grid. A nineteenth-century barn wired for modern, quiet power is part of what a couple gets when they choose this property over a newer build.
Capacity & Layout
The barn seats up to 50 guests on its second story, which makes it the larger of the two indoor spaces and the room most couples choose for dinner and dancing. The main house dining room holds 24 seated, small enough that a rehearsal dinner or an intimate reception feels at home inside the original 1875 walls rather than staged for a crowd. Choosing between the two really means choosing between an open barn floor and a smaller, formal room.
Ceremonies can be held on the outdoor lawn near the waterfall, on the patio areas, or indoors, so weather does not force a single plan. Six guest suites in the main house and one two-bedroom cabin put lodging on site, which matters for a wedding party that wants to get ready, marry, and celebrate without a drive between stops. A brick paved drive gives accessible access to the barn for guests who need it.
Amenities
Catering from the Inn’s chef is available for receptions up to 24 guests with custom menu options, and the barn has its own rustic bar for a reception that runs later into the evening. Parking sits under the solar canopy, free and covered, so guests are not left crossing an open lot in mountain weather. The grounds themselves, a waterfall, a mountain stream, hiking trails, and a wraparound porch, give a photographer real backdrops without leaving the property.
The Inn has been recognized with a 2023 Tripadvisor Travelers’ Choice award, the 2022 Sustainable Tourism Award from Explore Boone, and the highest rating from the NC Green Travel Association, largely on the strength of its solar and battery systems. None of that changes how a wedding runs, but it does mean the property has been vetted repeatedly by outside visitors, not just by its own marketing.
Location & Getting There
The Inn sits about half a mile from downtown Boone, close enough that guests can walk in for coffee or a rehearsal dinner without needing a car. Asheville Regional Airport is roughly 72 miles away, which puts most out-of-town guests on a mountain drive rather than a short hop, so couples typically build travel time into their weekend rather than their wedding day itself.
We have played a wedding here before, and the split between the barn and the main house shapes how sound is handled. The barn’s two-story, open timber interior with a rustic bar carries a dance floor well, while the main house dining room is a smaller, harder-walled space suited to dinner music and toasts rather than a full set. Knowing which room hosts which part of the night lets us place speakers accordingly instead of fighting the room.
