The Space

Along the Albemarle Sound east of Edenton stands a Palladian mansion built between 1814 and 1817 for James Cathcart Johnston, whose father Samuel Johnston had owned the land since 1765. English architect William Nichols designed the five-part plan, a central block linked by curved hyphens to flanking dependencies, work he was hired to superintend starting in October 1815. Scholars still call the main house one of the South’s most accomplished examples of a five-part Palladian villa, and its presence on the water shapes everything a couple plans around it.

The property carries 28 structures beyond the main house: a gatehouse older than the mansion itself, a carriage house, dairy, smoke house, gin house, and stables, along with six cottages that once housed enslaved workers. James Cathcart Johnston also added an octagonal, Gothic-style library wing to hold the books he inherited from his father. All of it sits inside a working landscape, cotton, peanuts, and soybeans still grown in the surrounding fields, so photographs move between architecture and open farmland in the same afternoon.

Capacity & Layout

The main house is not open for walk-in visits; access runs through scheduled group tours arranged for a per-person fee, which is worth knowing early since it changes how a wedding day gets planned around the building rather than inside it. The grounds themselves cover 194 acres, purchased by the State of North Carolina in 2022 and now managed under a 50-year lease by the Elizabeth Vann Moore Foundation, giving a couple genuine room to spread a ceremony, a reception, and photographs across separate parts of the estate without crowding.

With outbuildings scattered from the gatehouse to the stables and gardens laid out well before any of them arrived, the layout favors a day built around walking between distinct settings rather than one single room holding everyone start to finish. The historic cemetery at the edge of the property, resting place of a governor, a Supreme Court justice, and a signer of the Declaration of Independence, is part of that walk, a quiet stop rather than an event space itself.

Amenities

The gardens carry the estate’s real amenity value: camellias, boxwoods, roses, and century-old trees planted in the early twentieth century by Leila Budlong Wood, still tended and still blooming on the grounds. Grounds access runs daily from dawn to dusk, which gives a wedding day the kind of long, unhurried window that a tighter city venue cannot offer, and it means a couple is not racing a fixed opening hour to get decor and rentals in place before guests arrive.

Restoration on the main house began in 2023, with the carriage house, dairy, and smoke house completed in 2024, so the estate is a working preservation project as much as an event backdrop, a detail some couples find meaningful given the site’s depth of history. We provided music for an event on these grounds and can speak firsthand to how much room the property gives a DJ to work with once equipment is staged outside the historic structures.

Location & Getting There

Hayes sits east of Edenton in Chowan County, across Queen Anne’s Creek from downtown, with the Albemarle Sound running along its southern edge. It is a short, direct drive from town rather than a remote back-road destination, which matters for guests traveling in from out of state for a Carolina wedding weekend.

Because the grounds are outdoors and spread across 194 acres of lawn, fields, and gardens rather than one enclosed hall, sound has room to breathe without bouncing off hard walls, and a DJ setup benefits from the natural buffer that mature trees and garden plantings provide between the music and the water beyond.
