The Space
Hartley House was built around 1790 for John Pearson Bond, making it one of the oldest homes in Lexington County, and it stayed in the Bond-Bates-Hartley family for more than two centuries before finally changing hands in 2015. The 2.5-story weatherboard house has a two-story portico adapted from the Greek Revival style, and local tradition holds that George Washington was a guest here during his 1791 political tour.
A 2022 renovation brought the interior up to date while keeping the original character, and the house now offers over 5,600 square feet of combined interior and exterior space across two open-concept parlors, a dining room, and a separate grooms tavern. Outside, three acres of grounds hold a ceremony lawn with market lighting, a fire pit, and a crepe myrtle garden, giving the property both a formal indoor core and an informal outdoor setting.
Capacity & Layout
Indoor seating tops out at 40 guests inside the historic house itself, which keeps the parlors and dining room intimate, while the outdoor lawn is where the bulk of a larger wedding actually happens, with seated capacity reaching 175 and standing capacity up to 200. A 40 by 80 foot white frame tent is available during peak season, March through June and September through December, to cover that outdoor reception space.
That split layout, a small historic interior paired with a much larger tented lawn, means the house itself works best for a rehearsal dinner, a cocktail hour, or a smaller indoor ceremony, while the tented lawn carries the main event for anything beyond 40 guests. Ample on-site parking keeps the arrival simple even at the larger end of that range.
Amenities
The bridal suite is a two-room, 1,000-square-foot space, generous enough for a full wedding party to get ready together rather than trading turns in a single small room, and the separate grooms tavern gives the other side of the party its own space in the house. The two open parlors and dining room double as smaller event rooms on their own.
We worked a wedding at Hartley House and the fire pit and market-lit lawn carried the evening well after the ceremony ended. The property’s status on the National Register of Historic Places since 1982 comes with the character you would expect, original woodwork and portico details, but the 2022 renovation means those historic finishes sit alongside updated systems rather than fighting them.
Location & Getting There
Hartley House sits in Batesburg, South Carolina, and its history as a stagecoach stop and post office before the town itself was founded gives it a genuine claim to being older than its own address. The house also served as Batesburg’s first masonic hall, part of a local record that goes well beyond most venues with a similar look.
Ample parking on the three-acre property means guests are not navigating a tight downtown lot. Indoors, the parlors and dining room are original plaster-and-wood rooms that hold sound tightly at a small scale, well suited to a quieter cocktail hour, while the tented lawn outside is open air and needs a full outdoor sound setup, so we plan for both room types when the day moves between the house and the tent.
