The Space
A downtown Greensboro textile plant that opened in 1919 as the Hudson Overall Company now houses Elm & Bain, inside the former Blue Bell Factory, at one point the world’s largest overall manufacturer. During World War II the building turned out more than 24 million military garments, and at its mid-century peak it employed about 1,600 people, most of them women. Blue Bell was acquired by Wrangler in 1949 and later merged with VF Corporation in 1986, and the factory earned a place on the National Register of Historic Places before its second life began.
The building was converted into the Old Greensborough Gateway Center, a multi-use commercial space, and Elm & Bain opened inside it in September 2021. The result is more than 11,000 square feet of loft-style event space with exposed steel beams, concrete floors, and large windows that fill the room with daylight rather than relying on string lights and drapery to set a mood. Movable divider curtains let the room be closed down for a smaller gathering or opened fully for a big one, and an outdoor area is available for food trucks or a separate cocktail setup.
Capacity & Layout
Elm & Bain is built to hold 220 guests seated for a wedding and up to 475 standing for a cocktail-style reception, a wide enough range that most couples will find their guest count comfortably inside it. Because the divider curtains section the loft into smaller zones, a couple with a 90-person guest list is not renting the same open room a 300-person wedding fills, and the space can be dressed to match either scale without feeling empty or cramped.
Two rooms are set aside for event preparation, which matters for a wedding day timeline since the wedding party can get ready on site rather than arriving already dressed and losing photo time to a drive across town. Setup and breakdown of tables and chairs is included in the rental, one line item a couple does not have to source, staff, or budget for separately while coordinating catering, florals, and a DJ inside the same loft.
Amenities
The venue runs an on-site catering kitchen and is managed in partnership with Pepper Moon Catering, so food service is built into how the space operates rather than bolted on through an outside vendor with limited kitchen access. Bar service is handled exclusively by 1618 Concepts, which means a couple is not sourcing their own bartender or liquor license, and the venue lists a state-of-the-art audiovisual system already in place for speeches, slideshows, and music.
Parking is ample and complimentary, which removes one of the more common downtown-venue headaches for guests unfamiliar with Greensboro’s core. The building is handicap accessible and offers wireless internet on site, both practical for an all-day event with older guests, a videographer streaming to family who could not travel, or a planner staying connected to vendors arriving in stages.
Location & Getting There
Elm & Bain sits in downtown Greensboro inside a building whose brick, steel, and concrete bones are original to 1919, not a modern build dressed up to look old. That history is now protected: the factory’s listing on the National Register of Historic Places is part of why the loft still reads as an industrial space rather than a converted ballroom, and it is the detail most couples who tour it end up mentioning first.
For a DJ, the loft-style room with its exposed steel beams and concrete floor behaves like most converted industrial spaces: hard surfaces carry sound further and brighter than a carpeted ballroom, so speaker placement and volume get dialed in early rather than left to guesswork once guests fill the floor, and the movable divider curtains actually help by breaking up flat wall reflections when the room is sectioned down for a smaller crowd.
