The Space
Larry and Tammy Honeycutt built the main house here in 1994 from a Southern Living plan by architect William E. Poole, constructed by Bobby Troutman of Country Living Custom Builders, and spent more than two years finishing the property before it ever hosted an event. The house gave the venue its name, and that same house still holds Scarlett Hall, the indoor ballroom, along with separate get-ready rooms for the bridal party and groomsmen.
Outside, a 40-by-60 framed tent sits on a concrete foundation with optional cathedral windows and sidewalls, which lets a couple choose a tented reception without giving up a hard, level floor or weather protection. The ceremony site is a garden with a gazebo, and the 22-acre property carries a pond and landscaped grounds around both the house and tent, giving photographs several distinct backdrops within a short walk.
Capacity & Layout
Seratoga Springs seats up to 250 guests, a size that fits comfortably into either Scarlett Hall or the 40×60 tent, and the venue counts four named spaces in total, which gives a couple room to separate the ceremony, cocktail hour, and reception rather than resetting one room three times over the course of the day.
The tent’s cathedral windows and sidewalls are optional, so the reception can be opened up on a mild evening or sealed against weather without changing the footprint, and its concrete foundation means a dance floor and a DJ’s equipment sit on solid, level ground rather than grass or gravel. Parking is on site, connected to the house by a bridge over the creek between the lots.
Amenities
The bridal party gets a get-ready room separate from the groomsmen’s, both inside the main home, so the two sides of the wedding party can prepare at the same time without running into each other before the ceremony. A rental cottage, added to the property in 2015, gives couples the option of overnight accommodation on site rather than driving guests to a hotel after the reception.
The venue traces its start to a real wedding: Tammy’s sister asked to marry at the house, and the horse-drawn carriage company Adams Stage Lines called it the most beautiful site they had seen in more than 30 years in business, which became the venue’s own tagline, "A Storybook Wedding in a Fairytale Setting." The property has since picked up multiple WeddingWire Couples’ Choice Awards, and it is handicap accessible throughout.
Location & Getting There
Seratoga Springs sits on 22 acres in Mount Pleasant, close enough to Charlotte for city guests while still reading as genuinely rural once you are on the property, with a creek running between the parking area and the house that a bridge carries guests across. Larry and Tammy have hosted weddings on the land since 2001, giving the venue two decades of experience managing exactly this kind of layout.
We’ve DJ’d a wedding here, and the split between Scarlett Hall and the tent shapes how sound behaves: the indoor ballroom holds music tightly for dinner and toasts, while the tent, open under its cathedral windows and sidewalls or sealed against them, needs a setup built for a large tented space rather than a fully enclosed room.
