The Space

Kristin and Kevin Flaherty met in 1996 at Keowee Key Country Club, where he was the chef and she waited tables, long before they opened Charlyn Farms together in 2016 on land in Marietta, South Carolina. They named the venue by combining part of their son’s name with part of their daughter’s, a detail with real weight once a couple learns the family history behind the property rather than reading it as a made-up brand name. The barn gate also carries the initials CF, honoring Kevin’s late father, who fought a battle with cancer.

The main barn is a 4,200 square foot climate-controlled space, and it sits on 52 acres bordered by mountains and waterfalls, with a 1,700 square foot deck looking out over the wooded mountainside and a 1,200 square foot patio built around a stone fireplace. The property is gated and not visible from the road, and tours run by appointment only, so a couple’s first look at the place is a genuinely private one rather than a drive-by. Before Charlyn Farms, the Flahertys ran a restaurant in Peachtree City, Georgia, a family manufacturing business in Easley, and Saluda River Archery, a background in hospitality and local business that shapes how the venue is run today.

Capacity & Layout

The barn holds up to 200 guests, and because it is climate-controlled, that number holds true regardless of the season, a real advantage over an open-air barn that has to plan around weather. Outdoor ceremony options include the front lawn, the mountainside deck, and the fireplace patio, so a couple can hold the ceremony outside and move guests into the same climate-controlled barn for dinner and dancing without changing properties.

For a smaller event, The Hideaway offers its own 1,000 square foot event space with a maximum capacity of 50, separate from the main barn entirely, which makes it a real option for a rehearsal dinner, an elopement, or a small second-day brunch rather than only functioning as overnight lodging.

The Hideaway itself is a 1,500 square foot cottage with 3 bedrooms and 2 bathrooms, on-site accommodation that lets a wedding party stay where the event is happening rather than driving in the morning of. The property has 5 bathrooms total, a meaningful number for a 200-guest event where restroom lines can otherwise become a real bottleneck.

The venue includes a full-service kitchen for catering prep, and separate bride and groom quarters each with their own private porch, so getting ready happens on-site rather than at an off-site hotel with a drive to follow. Parking includes a shuttle service as part of the venue’s Royal Package, worth asking about directly when comparing package options.

Charlyn Farms sits off Highway 135 near Table Rock State Park, about 15 minutes from Easley, a genuinely rural setting that matches the mountain and waterfall views the property advertises rather than a farm venue that turns out to be surrounded by subdivisions.
