The Space
Chapel Hill Carriage House Farm and Gardens is a 150-guest farm venue just outside Chapel Hill on Jones Ferry Road, surrounded by acres of landscaped grounds and enchanting woods. The property hosted its first wedding in May 2012, when owners Brenda and Mike Leaper opened the private estate to public events. The grounds offer multiple distinct ceremony spaces scattered across the property, each with its own character and backdrop. One area frames a pristine pond, another centers on an outdoor stone fireplace and chimney, a third sits under a covered outdoor chapel, and a fourth uses fall foliage and forest backdrop as the focal point.
The main reception space is an open-air barn with a rustic, airy feel. The structure provides cover from rain while maintaining the outdoor garden experience. The barn sits at the heart of the property, connecting to ceremony areas via lawn and landscape, so guests move between spaces while staying grounded in the natural setting. Indoor facilities include a bridal suite with full bathroom and a groom’s lounge equipped with a refrigerator, big screen TV, foosball table, and pool table, giving the wedding party separate, comfortable prep areas.
Capacity & Layout
The venue comfortably seats 150 guests for dinner in the barn, with flexibility in ceremony configuration depending on which outdoor spaces you choose. The property spans enough acreage that ceremony and reception areas feel separated while still connected by landscape. Multiple getting-ready suites (the bridal suite plus two additional rooms) allow the wedding party to prepare away from vendor setup and guest circulation.
Parking is available on-site, and the 6-hour maximum event window gives you time for ceremony, reception, and clean-up. The open barn structure allows guests to stay dry during rain while still enjoying the surrounding scenery and outdoor feel. Guest activities including a floating dock, natural putt-putt course, cornhole boards, and lawn games create spaces for mingling and casual entertainment between ceremony and dancing.
Amenities
Tables, chairs, linens, and basic furnishings are included in the site fee, reducing the need for outside rentals. The grounds themselves are the primary amenity: mature trees, ponds, fire features, and landscaping eliminate the need for heavy decoration. The property’s animals (alpacas including Abraham Lincoln, llamas named Thomas and Isaac, and a herd of goats) add charm and serve as conversation starters during cocktails and photo time.
Catering is not included, so you coordinate with an outside vendor or bring in prepared meals. Alcohol must comply with venue policies, so verify restrictions with management. The bridal and groom facilities offer climate control and privacy, though the main reception space is weather-dependent.
Location & Getting There
Chapel Hill is home to the University of North Carolina and sits in the North Carolina piedmont, about 30 minutes from both Raleigh and Durham. The location is easily accessible from those cities and from the Chapel Hill core, so out-of-town guests have clear anchor points. The Jones Ferry Road address is rural enough to feel like a retreat yet close enough to town that guests aren’t isolated.
The open-air barn has significant height and open sides, so sound carries freely through and beyond the structure. A DJ rig positioned in the barn will project across the entire footprint and into the surrounding yard. The lack of hard reflective surfaces means sound won’t amplify unnaturally, so your mix will feel natural and can project at moderate levels without harshness. Tree cover and surrounding landscape will absorb sound effectively, so outdoor volume levels matter less than they would in a courtyard or enclosed space.
